Where does a sash fastener go?
On top of the meeting rails, in the centre of the window where the upper and lower sashes overlap. The fastener sits on the lower sash and the keep on the upper sash.

What is the difference between Brighton, Fitch and hook plate sash fasteners?
All three fit on the meeting rails where the two sashes overlap and hold the window shut. A Brighton fastener closes with a screw action, a Fitch fastener uses a curved hook and cam that pulls the meeting rails tight as you turn it, and a hook plate fastener (also called a quadrant fastener) has an arm that swings into a hooked keep. Most Heritage Brass fasteners come in a standard and a lockable version.

Are lockable sash fasteners a security lock?
The lockable Heritage Brass fasteners lock with a key, so the sashes cannot be released from inside without it. They are not insurance rated window locks, so for ground floor or easily reached windows add a pair of locking sash stops as well.

Will a Heritage Brass sash fastener fit my window?
Check the width of the meeting rails and the space either side of the centre where the sashes meet. The narrow Brighton fastener is only 12mm wide, so it suits slim meeting rails where space is tight. If you are unsure, send us a photo of your window and we will advise.

How to Choose a Sash Window Fastener

1. Check the meeting rails. The fastener fits on top of the meeting rails, where the upper and lower sashes overlap in the centre of the window. Close the window and check the rails line up and how much flat space there is. On slim meeting rails, choose the lockable narrow Brighton fastener, which is only 12mm wide.

2. Choose the action. A Brighton sash fastener closes with a screw action. A Fitch fastener has a curved hook and cam that pulls the rails tight as you turn it. A hook plate or quadrant fastener has an arm that swings into a hooked keep, and is forgiving on older windows where the sashes do not line up perfectly.

3. Pick a style. Choose the plain hook plate for a traditional look, the reeded sash fastener for a fluted, textured knob, or the ringed fastener for a decorative ringed knob.

4. Decide whether it needs to lock. For ground floor and easily reached windows, choose a lockable sash fastener that locks with a key, and add a pair of locking sash stops so the window can be locked shut or slightly open for air.

5. Match the finish. Most fasteners come in eight finishes, with the Fitch, hook plate, reeded and narrow Brighton fasteners also in unlacquered brass, and the hook plate fastener in matt black. Use the same finish for your sash lifts so the whole window matches.

Fitting, security and care

Fitting and Caring for Sash Fasteners

Fitting a sash fastener. Close both sashes fully. Fix the fastener to the top of the lower sash meeting rail and the keep to the upper sash, centred on the window. Before you fit every screw, check the fastener closes smoothly and pulls the meeting rails together.

Replacing an old fastener. Measure the old fastener and keep and check the screw holes before ordering. If the new fastener does not cover the old holes, fill them and drill new pilot holes so the screws bite into sound timber.

Security. A sash fastener holds the meeting rails together and stops rattles, but even the lockable versions are not insurance rated window locks. For proper security on sash windows, fit a lockable fastener and a pair of locking sash stops.

Caring for sash fasteners. Clean with a soft, damp cloth and dry it off. Avoid abrasive cleaners and metal polish on lacquered, chrome and nickel finishes. Sash windows often get condensation on the meeting rails, so wipe the fasteners down regularly. Unlacquered brass will darken naturally over time.
